What builders and brokers need online today

A home buyer in India now shortlists projects on a phone long before visiting a sales office. They compare carpet areas, check the RERA registration, look at the location against the station or metro line, and want a rough all-inclusive price. Your website has to give them that quickly. Then your sales team has to call within minutes, book a site visit and follow up until the booking, while channel partners bring in their own buyers for the same inventory.

For a builder or developer, that means a group website, one microsite per project, and a CRM that knows every unit and every lead. For a brokerage, it means a listing website and app with resale and rental inventory, owner and buyer leads, and a pipeline your agents update from the field. Both need a way to stop the classic real estate argument: two brokers, or a broker and your own team, claiming the same buyer.

After the booking, the work continues for years: allotment letter, agreement for sale, demand letters as each slab is cast, home loan disbursements, receipts, possession and handover. Buyers who can see their payment schedule and site photos in an app call your CRM team far less.

Infoways is a web, app and software company in Mahape, Navi Mumbai, close to many of the region’s fastest-growing residential markets. We build real estate websites, apps and CRMs for builders, developers and brokers across Mumbai, Thane, Pune and the rest of India.

Problems We Solve

Where real estate sales lose money

Each of these costs bookings or brokerage, and each has a software fix.

Slow response to ad leads

A lead from a Facebook or Google ad goes cold within hours. Instant WhatsApp replies and auto-assignment to the next free sales executive cut the gap to minutes.

Brokerage disputes

Two channel partners claim one buyer. Lead registration with a time stamp, a tagging validity period and duplicate checks by phone number make ownership clear.

Selling a flat that is already held

Inventory in an Excel sheet goes out of date by afternoon. Live inventory with hold timers stops two executives promising the same unit.

Cost sheets with errors

Manual cost sheets miss parking, floor-rise or other charges and cause disputes. A cost sheet generator uses the approved price list for every unit.

Late demand letters and collections

Demand letters go out late after each slab, and collections slip. Construction-linked stages raise demands on time, with reminders and receipts.

Ads without RERA details

Missing RERA numbers on ads and pages create compliance risk. Every project page and landing page carries the registration number and QR code by default.

Portal listings vs own website vs full sales platform

Most builders use portals and their own system together. The question is how much you own.

Example: a project launch, from ad click to possession

Say you are a developer launching a 2 and 3 BHK tower in Panvel, near the upcoming metro corridor. The numbers here are only to show the flow. The microsite goes live with the RERA registration number and QR code in the header of every page, floor plans by carpet area, a location map, and a site-visit booking form. Google and Meta ads point to it, and leads from property portals are pulled into the same CRM.

A buyer in Vashi fills the form on a Friday night. Within a minute, she gets a WhatsApp message with the brochure and a link to pick a visit slot. The CRM assigns her to a sales executive by round robin, with a task to call by 10 am. On the same day, a channel partner from Kharghar registers a different buyer through the partner app; the system checks the phone number against existing leads and accepts the tag, valid for the period you set.

Both buyers visit on Sunday. At the sales gallery, they check in with an OTP, so each visit is recorded against the right source and the right broker. The executive opens live inventory on a tablet, holds a 14th-floor 2 BHK for 48 hours, and shares a cost sheet generated from the approved price list. The buyer pays the booking amount by UPI, the unit turns to booked, and the brokerage for the partner’s buyer is calculated automatically.

Over the next two years, the buyer app shows her payment schedule. Each time a slab is completed and approved by your engineers, the system raises demand letters for every flat at that stage and sends them by email and WhatsApp. Her bank disburses against them, receipts appear in her app, and construction photos are posted monthly. At possession, the app holds her handover checklist and snag list. Your CRM team spends their time on exceptions, not on repeated status calls.

How We Build It

How Infoways builds real estate software

  1. 01

    Map your sales process

We document your lead sources, assignment rules, hold periods, price list structure, brokerage slabs and payment plans before designing a screen.

  2. 02

    Microsite and website design

Fast project pages built for ad traffic, with RERA details, carpet-area floor plans and clear calls to book a visit. Each new project reuses the template.

  3. 03

    CRM and inventory build

Lead pipeline, inventory by tower and floor, cost sheet and booking form generator, and role-based access for sales, CRM and accounts.

  4. 04

    Partner and buyer apps

The channel partner app and the buyer app, tested with real brokers and your CRM team before release on Google Play and the App Store.

  5. 05

    Data migration and launch

We bring in your existing leads, bookings and payment records from Excel or your old system, check them with your team, and switch over.

  6. 06

    Launch marketing

Search ads, Meta lead campaigns and Google Ads landing pages for each launch, with every lead tracked to booking.

  • Razorpay, PhonePe PG or Cashfree for booking amounts by UPI and cards
  • Google Maps with travel times to stations, schools and offices
  • 360-degree virtual tours and walkthrough videos on project pages
  • Tally export for receipts, demands and brokerage entries
  • E-sign or document upload for booking forms and KYC documents

Cost and timeline for real estate apps and websites

A group website or a single project microsite with RERA details, floor plans, a location map and enquiry forms falls in the typical business website range of Rs 1-4 lakh. A sales CRM with live inventory and cost sheets, plus a channel partner app, is a mid-complexity build, typically Rs 4-12 lakh. A multi-project platform with CRM, partner app, buyer app, demand letters, brokerage payouts and a property listing portal is a large build, typically Rs 12-40 lakh or more. All figures are GST extra and depend on scope.

The cost goes up with the number of payment plans you offer, how complex your price list is (floor rise, view premium, parking, other charges), how many legacy bookings must be moved over, and whether you need a public listing portal with owner and broker logins. It comes down if you start with one project and one sales team, and add the buyer app once possession nears.

A microsite takes 2-4 weeks. A CRM with a partner app takes around 3-5 months; a full platform, 6-9 months in phases. Plan yearly upkeep at roughly 15-25% of the build cost. Read app development cost in India and our custom CRM development page for more on what goes into each part.

Mistakes to avoid, and when to wait

Do not launch a project site without the RERA registration number, and in Maharashtra the MahaRERA QR code, on the pages and the ads that point to them. It is a legal requirement, not a design choice, and it also builds buyer trust. Make sure the details shown, such as carpet area and possession date, match what is on the registration.

Do not buy a CRM before you agree your own rules. If your team has never decided how long a broker’s tag lasts, or who gets a lead that walks in after seeing an ad, software will only make the argument faster. Settle the rules, then build them in. Many teams find that a ready CRM with some changes is enough at first; our guide on custom software vs off-the-shelf helps you decide.

And do not build a buyer app for a project still two years from possession unless you will actually post progress photos and demands through it. An app that goes quiet for months does more harm than having none. If you only sell resale and rentals, a strong listing website with good local search may serve you better than an app for now.

Real estate app development: common questions

Must the RERA number appear on our website?

Yes. A registered project’s RERA registration number has to appear on its advertisements, including web pages and digital ads. In Maharashtra, MahaRERA also requires its QR code. We place both on every project page and landing page by default.

Can the CRM stop brokerage disputes between channel partners?

It can make ownership clear. Partners register buyers through the app, each registration gets a time stamp, duplicate phone numbers are flagged, and the tag stays valid for the period you set. Site-visit check-in by OTP records who actually brought the buyer.

Can we show live flat availability?

Yes. Inventory is shown by tower, floor and unit, marked available, held, booked or sold. Holds expire automatically after the time you set, so a unit does not stay blocked for weeks.

Can the system raise demand letters as construction progresses?

Yes. You define the payment plan by stage, such as plinth and each slab. When your team marks a stage complete, the system raises demand letters for all units on that plan, sends them by email and WhatsApp, and tracks payment.

Can we get leads from property portals into our CRM?

Where the portal offers a lead export, email alert or API, yes. Leads from Meta and Google ad forms and your own website come in directly, so every source sits in one pipeline with its cost per booking.

Can we add 360-degree virtual tours?

Yes. Virtual tours, walkthrough videos and sample flat photos can sit on project pages and in the app. They help buyers who live far away decide whether to visit.

Do you build property listing portals for brokers?

Yes. A listing portal can include resale and rental listings, owner and broker logins, search by locality and budget, and lead routing to the right agent. It is a larger build than a single developer’s website.

How do you handle buyer data and privacy?

Buyer phone numbers, KYC and payment records are personal data under the DPDP Act 2023. We build consent on forms, role-based access so each person sees only what they need, and audit logs for exports.

Can it connect to our accounts in Tally?

Yes. Receipts, demands and brokerage entries can be exported in a format your accounts team imports into Tally, so collections in the CRM and in your books match.

How long does a project microsite take?

Usually 2-4 weeks once the RERA details, floor plans and renders are ready. Later projects are faster because they reuse the same template.
